Description

This 39 unit affordable housing apartment building will provide residents a convenient and stylish living environment. Centrally located in the neighborhood of Inglewood, it is within walking distance to multiple supermarkets, restaurants, and public transportation stations. It is also a short drive to the LAX International Airport and Downtown LA.

With a combination of 19 one bedroom, 18 two bedroom, and 2 three bedroom units, potential tenants have a variety of living arrangement choices. The building also provides an ample amount of parking spaces with a two level underground parking garage. To provide open outdoor spaces, we have included a central courtyard with a garden area, which sits on a podium above the underground parking garage. There is also a roof deck garden for ultimate relaxation and recreation. The overall aesthetic of the apartment building is a fusion of modern design, open spaces, and natural elements in order to create comfortable living spaces for residents.

Our CUP team worked with an assisted living management company to include the necessary requirements into the design plan for this assisted living facility.

Description

This multi residential design is an assisted senior living facility, to be constructed in the West Covina area where there is a great need for this type of project. The property is also in a great location that will be easily marketable because it is near a large freeway, as well as a major shopping mall and hospital.

The inspiration for the overall design and building layout was taken from a ray of sunshine. To compliment this design concept, the 100 space parking lot circles around the diameter of the building. The parking lot is located on the ground floor, which also includes a lobby. As a whole, the building is made up of 10 floors total. The second floor includes a pharmacy, cafe, staff office space, guest lounge, and reception area. Finally, the fifth floor includes an indoor/outdoor roof deck with activity spaces and a community garden.

The residential units are located on the third, fourth, sixth, seventh and eighth floors. Each of these floors include single occupant units, a kitchen, activity spaces, a dining room, lounge, and private dining areas. The top two and final floors are dedicated to memory care, also known as Alzheimer’s care facilities. The overall design of the facility is intended to accommodate the unique needs of the senior community. On each floor, we have included several gathering spaces in order to promote interaction and activity. Additionally, we have included outdoor spaces, glass features, and natural materials in order to create open spaces that bring tranquility and comfort to the residents, employees, and guests of the facility.

With our preliminary research process, we were able to guarantee 17 units. Before the project was presented to us, it was only approved for 4 units.

Better yet, families with young children will be happy to know that the property is located in a great middle and high school district.

The concept for this apartment building is low maintenance and convenience. In our design, we aim to complement the low maintenance and luxurious aspects of the area. As a whole, the building is four stories with a podium deck, ground level parking for guests, and one level of underground parking for residents. In addition, potential residents have two types of living arrangements to choose from with 12 three bedroom units and 4 two bedroom.

Land Use & Planning

In order to deliver a comprehensive project plan, we met with the City Planner of Pasadena to investigate the property’s zoning. When we meet with city planners, we work with them to determine the design guidelines so that we make the best use of time and money in order to develop buildable designs.

In total, there are 15 single-family homes. The first 4 units are three stories with a terrace on the third level and a two car, private, underground garage. The remaining 11 units are made up of 2 stories with open terraces on each roof, as well as ground level parking. For guests, there are 8 guest parking spots, making the total parking spots 38. The concept for the design of this collection of single-family homes is a seamless blend of open and private spaces. To achieve this, we have included communal spaces, such as a barbeque area. In addition, we create a natural aesthetic with the use of wood, tile, neutral colors, and artificial grass.

The processing time (from contract to building permit) for the City of Pasadena is not as fast as the City of Los Angeles. The processing time for Pasadena, takes a year or more due to the outsourcing of their plan check procedure. However, our expediting team leveraged their experience and key relationships to obtain the building permit in 7 months rather than a year or more

The concept for the design of this collection of single-family homes is a blend of open spaces, natural elements, and modern design. To achieve this, we include open communal spaces and incorporate natural materials into the overall design

The concept for this apartment building is a live-work environment, providing a seamless combination of the comforts of a home with the functionality of live-work space. To support these characteristics, the overall design includes a mix of comforting and natural design elements with the use of wood and stone materials .

We also attempt to make use of as much space as possible in order to create a unit that has something to offer every resident. As a whole, the building’s design includes four levels and a rooftop patio. The ground level includes a lobby, fitness center, activity space and underground parking. The next three levels include the living and working spaces. In addition to the living spaces, the third floor includes a library that doubles as a meeting room and a game room. In addition, the fourth floor and rooftop level include outdoor gardens. Finally, the front and back units uniquely offer walk out balconies for spectacular views of the city.

The concept for this apartment building was inspired by the client’s intent to provide residents the convenience of apartment living with the feeling that they have a space to call their own. To support this concept, every other floor offers a community space and an indoor/outdoor garden with a screen in order to provide natural light. In addition to these floors, the rooftop also includes a garden, community space, and outdoor patio. Essentially, the gardens and outdoor spaces will give residents the feeling of having a backyard space within the comforts of the apartment living lifestyle.

As a whole, the building includes nine levels and a rooftop patio. The first floor is a lobby and the next eight floors include the residential units, with three units per floor. For each unit facing the street, we have included a wooden screen for privacy. Other unique design features include walk out balconies for the two bedroom units and window balconies for the one bedroom units. Most importantly, we have incorporated the iconic style of Koreatown by including a mix of modern elements, neutral colors, natural materials, and geometric shapes within the design of the facade.
