This new, single family home is under construction in the neighbourhood of Mar Vista in Venice, California.

The main idea behind the project was to create a contemporary interpretation of a typical single family home.

For the materials, we used a combination of wood, glass, and smooth white stucco. Some of the most noticeable features are the use of authentic colors and glass openings for the façade of the building.

As a whole, the home includes four bedrooms, four and baths, a kitchen with a long island, a living area with a beautiful courtyard, swimming pool, outdoor patio, roof deck with jacuzzi and a two car private garage.

The overall aesthetic of the home can be described as modern, simple, and functional.

Land Use & Planning

This project was the first that fell within the regulation of the California Coastal Commission. With our land use and planning service, we were able to use our expertise to reduce the costal development process from 2.5 years to 6 months.

Entitlements

In general, the process for most single family homes takes 6 months from the contract to the building permit. By leveraging our knowledge of the entitlement process, we were able to obtain a waiver specific to the City of Venice due to our commitment to build affordable housing.

As this project is a renovation with additions, the idea is to use the existing first floor of the home as a base for the new second level. This will be supported by a twin mass projecting outward from the existing one story structure in order to provide a level for twin master bedrooms. After the renovation and addition, the home will include 4 bedrooms, 4.5 bathrooms, a three car garage, an indoor/outdoor patio leading to an outdoor pool, private outdoor gardens for each of the master bedrooms, and a rooftop patio.

This project is unique because the lot has been subdivided to allow for construction of both a single family residence and duplex. The property is located a stone’s throw away from Abbot Kinney Boulevard, named “the coolest block in America” by GQ Magazine. In an attempt to mirror the style that is typical of Abbot Kinney, both properties communicate a rustic style with the use of wood, stucco, and steel materials. The single family residence is the first 3 story unit of its kind in the area. To maximize space, it also includes a rooftop patio with a white stucco wall to be used as a screen for a projector.
